I speak at home buyer workshops all the time, and this question is the most popular. My answer is simple. You and I look at
the house in two different ways. You look at how your furniture is going to fit in the house, how big the kitchen is, how sunny
and open the house feels. Those things may be important to you, however, I’m looking at the rest of the house. The roof,
siding, gutters, porches/decks, garage, doors/windows, plumbing, electrical, and so on. I’m trying to find any problems, that
can cost you a lot of money to repair.

I would say on average, I find between five and ten items, that need repair, on each house I inspect. It’s not surprising that
those five to ten items can easily be higher than the fee you pay for the inspection. The old adage is true: You can pay now or
pay a lot more later.
